But how does the age of a home impact its value, maintenance, and your lifestyle?

The Appeal of Historic Homes (1900s–1940s) Neighborhoods like Ladd's Addition in Portland or the historic districts of Oregon City are packed with stunning Victorians, Foursquares, and Craftsman homes.

  • The Pros: These homes feature unmatched character—original hardwoods, built-in leaded glass cabinetry, coved ceilings, and mature, tree-lined streets. They often sit in highly walkable, highly desirable central locations.
  • The Cons: You are buying a century-old property. You must be prepared to maintain (or update) aging plumbing, knob-and-tube electrical wiring, and older foundations. They are also notoriously drafty during PNW winters.

The Rise of Mid-Century Moderns (1950s–1970s)

  • The Pros: Hugely popular in both Oregon and Washington, these homes feature single-level living, massive windows, and large, private lots. They are the ultimate "cool factor" for buyers.
  • The Cons: Homes from this era often contain asbestos (in flooring or popcorn ceilings) and may require costly energy-efficiency updates, like replacing massive single-pane windows.

Modern & New Construction (2010s–Present)

  • The Pros: Everything is brand new and covered by warranties. These homes feature open-concept layouts, massive primary suites, and incredible energy efficiency (hello, ductless heat pumps and solar prep!).
  • The Cons: New builds often lack the unique character of older homes and are usually located in the outer suburbs, meaning a longer commute and smaller lot sizes.
