Pricing Your Home & The Seller Net Sheet
The first step in selling your home is determining its current market value. In a market like Vancouver's—where the median home price sits right around $500,000—pricing correctly from day one is critical. If you price too high, your home will sit on the market and become stale. If you price too low, you leave money on the table.
Before you ever officially list your home, your real estate agent should provide you with a Seller Net Sheet. This is an itemized estimate showing your projected sale price minus all selling expenses (like real estate commissions, title fees, Washington state excise taxes, and your remaining mortgage balance). This ensures you know exactly what your estimated net proceeds will be before you make a move.
Preparing Your Home to Sell
You only get one chance to make a first impression on buyers. Preparing your home involves deep cleaning, decluttering, and depersonalizing the space so buyers can picture themselves living there.
Should You Get a Pre-Listing Inspection?
While not mandatory, paying for a pre-listing inspection can be a highly strategic move. It allows you to identify and fix hidden issues (like a slow plumbing leak or roof damage) before a buyer finds them. This prevents buyers from using the inspection report to aggressively renegotiate the price or back out of the deal entirely.
Listing Your Home & Showings
Once your home is staged, photographed, and officially live on the Regional Multiple Listing Service (RMLS), showings begin.
During showings, you will need to leave the property. Buyers feel much more comfortable discussing the home openly when the seller isn't hovering in the background. Keep your home "show-ready" every day by making beds, wiping down counters, and taking pets with you when you leave.
How to Evaluate an Offer
When the offers start coming in, the highest price isn't always the best offer. A strong offer is evaluated on several factors:
-
Financing Type: Is it a cash offer, conventional loan, FHA, or VA loan?
-
Down Payment & Earnest Money: Higher amounts show the buyer is financially secure and serious.
-
Contingencies: Are they asking you to wait until their current home sells? Are they waiving any contingencies?
-
Closing Timeline: Does their proposed closing date align with your moving schedule?
Escrow: Inspections, Appraisals, and Title
Once you accept an offer, the home goes into "pending" or "escrow" status.
-
The Home Inspection: The buyer will hire a licensed inspector to review the property. If major issues are found, the buyer may ask you to make repairs or offer a credit at closing.
-
The Appraisal: If the buyer is using a lender, the bank will require an appraisal to ensure the home is actually worth the purchase price. If it appraises lower than the agreed-upon price, you may need to renegotiate.
-
Title and Escrow: The escrow company acts as a neutral third party that holds the funds, handles the legal paperwork, and ensures the title is free and clear of any liens before transferring ownership.
Closing Day & How Long It Takes
Right now in 2026, homes in Vancouver, WA are averaging about 18 to 32 days on the market before going under contract. Once you accept an offer, the typical escrow period for a financed buyer takes an additional 30 days to close.
On closing day, you will sign the final documents, the buyer's lender will fund the loan, and the county will officially record the sale. Once it is recorded, you hand over the keys and receive your proceeds!
