The Pros of a PNW HOA

  • Preserved Property Values: HOAs enforce rules regarding exterior paint colors, yard maintenance, and parking. This ensures that the neighborhood stays looking pristine, which actively protects your property value.
  • Community Amenities: Many PNW neighborhoods (especially in Clark County and Clackamas County) offer incredible community perks covered by your HOA dues, including private neighborhood pools, fitness centers, community gardens, and maintained walking trails.
  • Low Maintenance Living: If you are buying a townhome or condo, the HOA typically covers exterior maintenance, meaning you don't have to worry about cleaning the gutters, landscaping, or replacing the roof.

The Cons of a PNW HOA

  • The Monthly Cost: HOA dues are an extra monthly expense added on top of your mortgage, property taxes, and insurance. This can affect your debt-to-income ratio and how much house you qualify for.
  • Strict Rules: Do you want to park your RV in the driveway? Build a massive shed? Paint your front door bright yellow? An HOA can restrict all of these things.
