You aren’t alone in that feeling. According to Google Trends, searches for "down payment help" are at an all-time high. But here is the reality that many first-time buyers in Oregon and Washington miss: The 20% down payment is a myth, not a rule.

The Reality of Today’s Buyer

While putting 20% down can remove Private Mortgage Insurance (PMI), it is far from the standard. According to the National Association of Realtors (NAR), the median down payment for first-time buyers is actually closer to 10%. In many cases, it's even lower.

  • FHA Loans: As low as 3.5% down.

  • Conventional Loans: Some programs allow for just 3% down for qualified first-time buyers.

  • VA & USDA Loans: $0 down options for Veterans and those looking in designated rural areas (which cover a large portion of the outskirts of our PNW metros).

Here is the most shocking statistic: Nearly 80% of first-time buyers qualify for down payment assistance (DPA), but only 13% actually use it.

With the average DPA benefit hovering around $18,000, this could be the "boost" that moves your homebuying timeline up by years.
