Trading the City for the Country: What to Know About Rural PNW Living

During your inspection period, you must have the well tested for flow rate (how many gallons per minute it produces) and water quality (testing for coliform bacteria, arsenic, and nitrates).
2. Septic System Maintenance Rural homes rely on septic systems to manage waste. As a buyer, you need to ask when the tank was last pumped and inspected. Ensure the drain field is functioning properly, as replacing a failed septic system in the PNW can easily cost upwards of $20,000.
3. High-Speed Internet Access If you work from home, do not assume a rural property has fiber-optic or high-speed cable internet! While satellite options like Starlink have revolutionized rural connectivity in the PNW, you still need to verify your connection speeds before making an offer.
4. Zoning and Land Use Do you want to build a massive pole barn, raise chickens, or eventually subdivide the lot? You must check the specific county zoning laws. Just because a property has 5 acres doesn't mean you have free rein to build whatever you want.
