The Credit Score Myth That’s Holding Would-Be PNW Buyers Back

Would-be homebuyers in Portland and Vancouver aren’t sitting on the sidelines because they don’t want to buy. They’re sitting out because they think they can’t.

And often, the invisible wall standing in their way is a simple three-digit number: Their credit score.

According to a Bankrate survey, 2 out of every 5 (42%) Americans believe you need excellent credit (700+) to qualify for a mortgage. This is why, when we talk to renters in Clark County or Multnomah County, "my credit isn't good enough" is the number one reason they haven't made a move.

Maybe you’re in the same boat. You check your credit app, see a 640 or a 660, and assume buying a home in the Pacific Northwest just isn't realistic right now.

But here is the truth: You absolutely do not need perfect credit to buy a home in 2026.

You Don’t Need an 800 Score to Buy a Home

Where does this myth come from? It stems from the fact that the average homebuyer does have a strong score (often in the 770s). But "average" doesn't mean "required."

In reality, tens of thousands of buyers purchase homes every year with scores significantly lower than that.

The Official 2026 Numbers Let’s look at the actual minimum requirements for the most common loan types available to buyers in Oregon and Washington right now:

  • FHA Loans: Designed for flexibility. You can qualify with a score as low as 580 with just 3.5% down.
  • VA Loans: A huge benefit for our local veterans (especially with the strong community near JBLM and Portland Air National Guard). There is no official minimum credit score set by the VA, though many lenders look for a 620.
  • USDA Loans: Perfect for rural areas like Battle Ground or Sandy. Lenders typically look for a 640, though flexibility exists.
  • Conventional Loans: The standard loan type typically requires a minimum score of 620.

Local Help for "Real Life" Credit Scores

In the Pacific Northwest, we have incredible state-specific programs designed to help buyers who might not have "perfect" financial profiles.

  • Washington State Housing Finance Commission (WSHFC): Their Home Advantage program, which offers down payment assistance, generally accepts credit scores down to 620.
  • Oregon Bond Residential Loan: This program helps eligible first-time buyers in Portland and beyond, often following FHA guidelines that allow for more flexible credit histories.

The "Middle" Is Just Fine

FICO explains it best:

“There is no single ‘cutoff score’ used by all lenders, and there are many additional factors that lenders may use...”

Your credit score is just one piece of the puzzle. Lenders also look at your income, your job stability (which is strong in our region), and your assets.

Bottom Line

Your credit score is important, but it doesn't have to be perfect.

If a number like 620 or 640 has been the only thing stopping you from buying a home in Vancouver or Portland, it might be time to take another look.
