Navigating Home Inspections in the Pacific Northwest: What to Expect
Getting an accepted offer on a home is a massive victory! But before you pop the champagne, you have to get through the home inspection. Because of our unique, wet climate, homes in Oregon and Washington face specific environmental challenges.
If you are buying a home in the PNW, here are the most common issues that pop up on local inspection reports:
1. Radon Gas Radon is a naturally occurring, odorless, radioactive gas that seeps up from the soil. It is incredibly common in the Pacific Northwest. Your inspector will likely recommend a radon test, especially if the home has a basement. If levels are high, don't panic—it is easily fixable with a radon mitigation system, which buyers can often negotiate for the seller to install.
2. Moisture and Drainage Issues With our heavy winter rains, water management is everything. Inspectors will check the crawlspace or basement for standing water, dampness, or signs of mold. They will also verify that the gutters are clear and the downspouts are actively routing water away from the foundation.
3. Roof Moss and Wear Our lush, green environment is beautiful, but moss absolutely loves roofs. If left unchecked, moss will lift shingles and cause rot. An inspector will note the lifespan of the roof and whether a professional moss treatment is immediately required.
4. Older Sewer Lines If you are buying a historic Portland Craftsman or an older Vancouver home, a sewer scope is an absolute must. Older homes often have clay or "Orangeburg" sewer pipes, which are highly susceptible to tree root intrusions or collapsing.
