Instead of trying to "time the market" (which is nearly impossible), focus on what you can control. Here are 5 questions to help you decide if you are ready to make your move in the Vancouver-Portland metro area.
1. Do You Have a Stable Job?
Buying a home is a big commitment. Banks want to know you can pay the loan back, but you need the peace of mind that comes with job stability.
In our region, we are lucky to have strong job sectors—from the tech hubs in Hillsboro (Intel, etc.) to healthcare systems in Vancouver and the sportswear giants in Beaverton.
The Question: Do you feel secure in your position? If you have a steady stream of income and a reliable history, you are already checking the first and most important box.
2. Have You Figured Out What You Can Actually Afford?
There is a difference between what an online calculator says you can afford and what fits your real-life budget.
This depends on your spending habits, debts (like student loans or car payments), and lifestyle. Do you still want to afford season tickets to the Blazers or timbers? Do you want to travel?
